Grande Dunes contains more than a dozen distinct neighborhoods, including Members Club Enclave, Bal Harbor, Cadiz, Riviera, Calais, Cipriana Park, Siena Park, Del Webb at Grande Dunes (55+), Living Dunes, Grande Dunes North Village, and The Cape at Grande Dunes. Condo communities include Vista del Mar, Villa Firenze, Villa Marbella, and the Marina Inn. Each neighborhood has its own character, price range, and HOA structure.
Most neighborhoods within Grande Dunes are gated. Some sections, like the Members Club Enclave and Bal Harbor, are double-gated for additional privacy. Del Webb at Grande Dunes and Grande Dunes North Village are also gated. A small number of areas have controlled access without a full guard gate.
Both are large master-planned communities in Myrtle Beach, but Grande Dunes is generally considered the more upscale and architecturally cohesive of the two. Grande Dunes features consistent Mediterranean-style architecture, a private oceanfront club, a deep-water marina, and more custom estate homes. Barefoot Resort offers more variety in home styles and broader price points and is known for its four signature golf courses.

Mid-range single-family homes in communities like Cipriana Park, Del Webb, and North Village typically fall between $600,000 and $1.2 million. Grande Dunes amenities include the Grande Dunes Ocean Club (private beach access, oceanfront pools, dining), two 18-hole championship golf courses, a 126-slip deep-water marina, a Har-Tru tennis facility, miles of walking and biking trails, and multiple on-site restaurants. Not all amenities are automatically included — some require separate club memberships.
The Grande Dunes Ocean Club is a 25,000 square foot private oceanfront amenity center featuring multiple resort-style pools with poolside food and beverage service, a restaurant with ocean views, private beach access, beach chair and umbrella service, cabanas, event spaces, and a year-round social calendar.
Grande Dunes has two championship 18-hole courses. The Grande Dunes Resort Course is open to the public and consistently ranked among the top public courses in South Carolina. The Members Club, designed by Nick Price, is semi-private and exclusively available to members and their guests.

Oceanfront condo buildings like Vista del Mar offer direct beach access. Most single-family home sections are within one to two miles of the beach, typically reachable in under five minutes by car or golf cart. All Ocean Club members enjoy private beach access with dedicated parking and full amenities regardless of where their home sits within the community.
HOA & Fees
Single-family home sections typically range from roughly $150–$400 per month. Luxury condo communities like Villa Firenze and the Marina Inn can range from $400–$800+ per month, often including exterior maintenance, building insurance, and amenities. Because each neighborhood has its own HOA, always verify the exact fee for any specific property before making a purchase decision.
Coverage varies by section, but HOA fees commonly include common area landscaping and maintenance, gated entry and security, community road upkeep, and Ocean Club access. In condo communities, fees often additionally cover building exterior insurance, exterior maintenance, trash, and sometimes water and cable. Golf and tennis memberships are usually separate.
Special assessments are possible in any HOA and occur when major repairs exceed the reserve fund. They are not routine but can happen. Before purchasing, always review the HOA financial statements, reserve fund balance, and meeting minutes to assess the association's financial health.
